What is Design/Build?
Design/Build is when a team (owner, contractor, architects and engineers) work together to first design a building and then construct the building. There are multiple benefits to using this method:
Budgeting
Coordination between design team and general contractor during the design phase provides a forum to discuss questions, concerns and issues before a shovel is put into the ground. This creates a dependable budget with less surprises and cost increases when construction begins due to unforeseen issues.
Faster Time to Completion
A general contractor involved in the design process can provide insight into best practices to maximize efficiency and construction schedule.
Less Risk to Owner
The owner is not required to manage the transition from design to construction or the relationship between the designers and the contractors. The design team and contractor are contractually obligated to provide the finished product as it is shown on the drawings.
Consistent, Effective Communication
The designers and contractors can maintain an open dialog as challenges in the design and building process arise. This allows for quick resolution of conflicts during conceptual design and in the field during construction.
